EXECUTIVE DIRECTOR – VALUATION, ESTATE AGENCY, PROPERTY MANAGEMENT
Yoon Fork is a Registered Valuer, Estate Agent And Property Manager with the Board of Valuers, Appraisers, Estate Agents and Property Managers, Malaysia. He has over 13 years’ experience in real estate valuation and property consultancy services in Malaysia and Cambodia. Currently Yoon Fork involves in property consultancy sectors which include valuation, property management and estate agency as well as property research and consultancy works.
His expertise includes the valuation of a wide spectrum of properties, in particular, valuation in wide range of properties which include but not limited to landed and strata-titled properties, residential / commercial development projects and joint-venture development, high-rise office buildings, shopping malls / commercial complexes, development lands and international class hotels for varied purposes.
Yoon Fork is also experienced in doing valuation for Compulsory Land Acquisition and Rating purposes. Furthermore, he is also capable in compiling and analysing data for research and consultancy purposes as well as involving in project marketing of high-end residential developments.
Currently Yoon Fork is expanding his venture into property management in Malaysia; particularly in managing residential strata properties, that is, condominiums and/or serviced apartment buildings.
Sr. Steven Y.X. Heng, MRISM, APEPS
EXECUTIVE DIRECTOR – VALUATION, ESTATE AGENCY, PROPERTY MANAGEMENT
Steven Heng has over 12 years of working experience in property line. He was graduated as a Bachelor Degree in Property Management from University of Malaya and he obtained his Authorisation To Practise as a Registered Valuer, Real Estate Agent and Property Manager with the Board of Valuers, Appraisers, Estate Agents and Property Managers, Malaysia.
He is also a member of Royal Institution of Surveyors Malaysia (RISM) and Association of Valuers, Property Managers, Estate Agents and Property Consultants in the Private Sector, Malaysia (PEPS).
He has valued many properties including land and building for various purposes including banking purposes, auction sale, insurance, listing requirements to the main board of KLSE, compulsory acquisition and also for court proceedings.
Then he joined the Estate Agency section where he was responsible for the marketing of mainly residential properties and he is overseeing the works of all the estate agents in regards to their training to marketing skills, property law and other technical knowledge in building science.
Currently, he is also involved in the property management division particularly in managing residential strata properties, that is, condominiums and/or serviced apartment buildings.
Steven Heng is always been active in the property market and passionate about his career. His vast exposure and experience in the property industry will leads FOCUS to another higher level of excellence in the future.
Benjamin Y.L. Lai
EXECUTIVE DIRECTOR – ESTATE AGENCY
Benjamin has more than 10 years of experience in real estate agency in Malaysia. He is a registered negotiator with the Board of Valuers, Appraisers, Estate Agents and Property Managers, Malaysia.
He joined LEE REALTY since 2007 as a Junior Executive and involved in sub-sale and renting exercises in commercial and residential properties. After 3 years, he is currently appointed as Manager/Team Leader due to his professionalism throughout the services provided. He showed his leadership skill and able to guide new negotiators dealing with different situations.
In 2014, Benjamin had joined FOCUS and has been carrying the enthusiastic vision towards Real Estate.
Benjamin and his team have built a remarkable achievement to company throughout these terms. They have some well know projects on hand, such as, Royal Regent@Jalan Kuching, Plaza Damas 3@Sri Hartamas, Regalia@Jalan Sultan Ismail, I-Soho@I-City, Desa Park City, Mont Kiara and other properties in Klang Valley.
Under the leadership of Benjamin, FOCUS Estate Agency has appointed a number of experienced and competence estate agents / negotiators who have averagely more than 3 years experiences in real estate industry.
Jack Lai
EXECUTIVE DIRECTOR – ESTATE AGENCY
Jack Lai is one of the experienced directors in FOCUS.
Having more than 10 years of experience in real estate agency in Malaysia, Jack always emphasis on the quality and competency of agency work in the company.
Being a registered negotiator with the Board of Valuers, Appraisers, Estate Agents and Property Managers, Malaysia, he successfully leads a group young professions and negotiators in their career growth, and also, leads the estate agency to a higher benchmark of success.
Under the leadership of Jack Lai, FOCUS Estate Agency will continuously grow and prosper.

Currently we have more than 100 staffs and agents segregated in administrative, executive and managerial levels in our company organization. All our staffs are qualified, well-trained and efficient personals and we always ensure our company will always with sufficient and energetic staff strength in line with our company’s growth.
